TENANT INFORMATION & FORMS

Office Hours: Monday – Friday 9:00am – 1:00pm and 2pm - 5:30pm

Rent: It is the tenant’s responsibility to pay rent on time. Rent is due on the first day of the month and is considered late after the fifth day of the month. The late fee stated in your lease is due in full at the time the rent payment becomes late. We accept checks, money orders and online bank checks as forms of payment for rent or you may pay directly through the tenant portal. The portal is open from the first business day through the fifth business day of each month. Please make checks payable to Columbia Property Management, LLC and mail to PO Box 5068, Columbia, SC 29250. You may also mail or hand deliver your payment to our office at 2712 Middleburg Drive Suite 101, Columbia SC 29204. You may put checks and money orders through the mail slot in the office door if paying after hours.

Security Deposits: Security Deposits are funds that are placed in an escrow account during the term of your lease and may not be used for the last month’s rent payment. Upon fulfillment of the lease, keys are required to be turned into the office. Columbia Property Management has up to thirty (30) calendar days, from the date of key return, to provide your notice of security deposit disbursement. A correct forwarding address must be provided.

Pet Fees: If you are renting a property that allows a pet, you will be required to pay a non- refundable pet fee upon taking possession of the property. Please note that any damages to a property from a pet will be charged against your security deposit.

Notice to Vacate: In order to terminate a lease, a written minimum 30 day, 60 day or 90 day Notice to Vacate form must be completed and submitted to the office depending on the terms of your lease. The Notice to Vacate form can be found under the Rental Forms section of our website or may be picked up at the office. Upon receipt of a written notice, Columbia Property Management may begin advertising your unit for rent or sale. If you are vacating prior to the end of your lease term, and we are unable to re-rent the property, you are financially responsible for payment through the end of your lease term or until it is re-rented.

Renters Insurance: The owner of your property carries the appropriate insurance to protect his/her property. However, that insurance does not cover the property or liability of tenants. Each tenant is required to secure his/her own renters insurance policy to cover themselves and their property. Columbia Property Management must be listed as an additional insured.
